The difference between you as an investor and a real estate agent is the fact that you will have equitable interest in every property that you sell. Equitable interest means that you own the property or have a contract to purchase the property at some point in the future. This gives you control of the property since you have a legal contract promising to buy it. Investors can only sell properties they own or have a contract on. On the other hand, a real estate agent can sell any property for an owner and is paid a commission once upon the sale of a property. The commission is based on a contract between the agent and the seller. One of the goals of becoming an investor is to make passive or residual income. Furthermore, licensed real estate agents are obligated to disclose the fact that they are a licensed agent. When real estate agents approach sellers to buy their property, they may be turned off thinking that they will be ripped off due to the fact of a commission being paid to the real estate company. It is less threatening to a seller when they are approached by an individual buyer. If it makes you feel better and you want to feel certified or licensed in something, then after your check for profit after your first real estate deal, copy and frame the check. Then hang the check on the wall. Your requirement is to do what you learn in this manual. You will know that you have learned enough when you have made some money. You will also know you have learned enough when you have the confidence to go out and make more money again and again. Certificates and licenses are great, but they don’t directly pay bills; your profits earned will pay bills. You will also be able to hire services (i.e., real estate agents, maintenance, etc.) as needed, so you can have time to go find more deals. Everything you will learn in this book has been done by All Possible, Inc. and students of this real estate investment program. You are more than qualified to do this. The needs to get started are discussed in Chapter 4 of the Quit Your Job Real Estate Manual. However, believe me if this were difficult or required lots of work, I surely wouldn’t be doing it! |
